Hit the play button on my video (below) for the importance of your sales agent being able to sell the location and lifestyle afforded by a home, not just the bricks and mortar.
When your home is on the market, it will inevitably compete with other homes that are for sale, in the area, at the same time. For this reason, I urge you to visit competing properties, and then return to your home and imagine it being featured in a home and garden magazine.
Does your home present a cohesive ambience? Can you create memorable spaces that will inspire prospective buyers to imagine themselves living there? Think coffee corners, reading nooks, study spaces, cosy outdoor entertaining areas, or the peace and solitude of a candle-lit bathtub. It’s important to appeal to the buyers’ emotions in order to achieve what we call the ‘love price’.
On open for inspection days, air your home, hide family photos and put hobby paraphernalia or pets out of sight. Do a walk-through of your home, from the street, through the front door, and then around every room. Is it easy to navigate?
When you’re ready to put your home up for sale, contact me and we’ll work together to stage the home to seduce buyers into making an offer and imagining that it is their home.
