Hit the play button on my video (below) for insights into what costs are incurred when selling a home.
When selling your home, you’ll need to factor in several costs beyond the real estate agent’s fees. An experienced agent will give you a breakdown of costs so that you can budget. Your mortgage broker should be consulted about fees you’ll incur from financial institutions, such as loan exit or application fees.
You’ll need to appoint a conveyancer or lawyer whose legal fees are typically around $2,000 plus disbursements. And I can help liaise with tradespeople on your behalf, to get quotes for works that we recommend you should complete ahead of putting your home on the market.
Most homes will need minor maintenance repairs, but others might benefit from some strategic renovations. To engage a builder, expect to pay around $75 an hour. Cleaning companies charge around $60 an hour, and a gardener or landscaper about $60 an hour plus materials.
When it comes to marketing, we use RealtyAssist to track your campaign costs and give you the option to pay the marketing fees upfront or out of the sale proceeds at settlement. Generally, we allow a budget to cover photography, video, printed signs and brochures, newspaper and digital ads.
