Hit the play button on my video (below) for a better understanding around how kerb appeal affects the sale of a property.
We know that potential buyers make up their minds quickly as to what homes go on their shortlist. Time, even for buyers, is valuable, they don’t want to waste their time inspecting every property. So make the first impression count.
Generally, first, they look at a listing in a local paper or online. Then most potential buyers will do a drive by the property to check the condition. If they like what they see, they’ll come to an open for inspection. Also, virtual tours are fantastic for buyers out of the area who want another touch point of introduction to your property.
However, if the outside of the home looks a bit scruffy and uncared for, buyers see dollar signs and worry about how much money or time they’ll need to fix the defects. In one weekend, with maybe the help of family and friends, you can make sure your home looks the best it can.
I recommend hiring or borrowing a pressure washer to clean pathways, and the driveway, make the windows sparkle and brush or wash the exterior. Clip any untidy bushes or hedges, sweep up leaves, and make sure lawns have a crisp edge. Mulch garden beds, replace a daggy letterbox, and, for more appeal, add colourful flowers or attractive plants to your front entrance.
Take photos as you go (and when you’re finished) so that you can see the difference. You’ll have created a great first impression.
